About Us

In 1980 by Josiah Williams when he opened an office on Kiawah Island. It was known as Williams & Associates. Two years later the company moved to James Island and Williams merged with Ken Gifford and Harold Nielson and became Gifford Nielson and Williams. Several years later Williams left his partners and the name was changed to Southeastern Surveying, Inc. In 2002 Mark Busey, John Byrnes and Doug DeWolff, all of whom worked for Southeastern since it’s early days, purchased the company. The company name was then changed to Southeastern Surveying of Charleston, Inc. Unfortunately Mark Busey passed away in May of 2005. The company was purchased by Seamon Whitesides + Associates of Mount Pleasant, SC in March, 2012.
This year we are back as Southeastern Land Surveying LLC

John T. Byrnes III

Mr. Byrnes started his career as a land surveyor in 1980 when he was a field crew member at Southeastern Surveying, Inc. He has extensive field experience in boundary surveys, tree and topographic surveys, construction layout, wetland surveys, subdivision and hydrographic surveys.

In 1990 Mr. Byrnes became an Autocad technician responsible for computations of surveys as well as field crew management and client consultation.

In 2002 Mr. Byrnes and Partners purchased Southeastern Surveying,Inc. and became Southeastern Surveying of Charleston, LLC. In 2012 the company partnered with Seamon Whiteside and Associates

and became Seamon Whiteside + Associates Surveying LLC for which John is the managing partner.

For over 25 years he has been working on commercial, residential neighborhoods, multi-family complexes, schools, hospitals.

After the retirement of two of our partners, Mr Byrnes asked Philip Bryan Jr. to become the newest partner and renamed the company Southeastern Land Surveying LLC.

Mr. Bryan has been with our company since 1994.

Mr. Bryan has 18 years experience as a survey instrument operator and later a crew chief  having worked in the field doing boundary surveys, tree and topographic surveys, construction staking, asbuilt surveys. He has been an in-office professional land surveyor and project manager since 2012. His work includes preparing ALTA/NSPS Land Title surveys for commercial clients as well as working on projects for commercial development, residential, subdivisions, schools, hospitals and multi-family apartment complexes.

After the retirement of two of the company’s partners, John Byrnes asked Philip to become the newest member of the LLC as a managing partner.

Andrew “Drew” Hutzler

Andrew “Drew” Hutzler has been surveying since 2014.  He started as an instrument man and progressed to party chief.  In 2019 he was promoted to project manager and has been drafting and managing projects since.  Drew graduated summa cum laude from the University of Maine in 2023 and is a member of the Francis Crowe Society.  He is also a member of the South Carolina Society of Professional Land Surveyors Coastal Chapter.
